The global real estate market, characterized by fragmentation and information asymmetry, is ripe for digital transformation. This paper proposes an AI-enhanced unified platform designed to seamlessly integrate sales and rental operations, offering a comprehensive and intelligent solution for all stakeholders. Leveraging advanced Artificial Intelligence (AI) techniques, including machine learning for predictive analytics, natural language processing for semantic search and content analysis, computer vision for property evaluation, and sophisticated recommender systems, the proposed platform aims to significantly enhance market transparency, operational efficiency, and user experience. We outline a prototype-driven framework, detail the integrated AI components, discuss the methodological considerations for development, and enumerate the profound benefits this unified approach offers over traditional, siloed marketplaces. Furthermore, we address the inherent challenges and delineate future research directions, positioning this platform as a transformative force in the evolving real estate landscape. To validate the feasibility of the proposed framework, a functional prototype was developed using a cloud-enabled architecture comprising React/Next.js frontend services, AWS Cognito authentication, Amazon S3 storage, Mapbox-based geospatial visualization, and an Express.js backend with PostgreSQL data management. Preliminary experimentation with machine learning models for property price prediction and text classification was also conducted to assess AI integration feasibility.
